- Fair choice of tenantThe AI prepares; a landlord decides on each applicant, with reasons.

What the law says
Choosing a tenant is a decision about a person
An applicant turned down by an algorithm alone has the right to a human review.

Questions and answers
Can the AI choose who gets a flat?
No, not on its own. The AI can sort applications by your criteria, but a landlord must decide, and the applicant must be able to find out why.
Is checking tenants' finances with AI high-risk?
Credit scoring of individuals is high-risk under Annex III of the AI Act. The requirements apply from 2 December 2027. Article 22 GDPR already applies.
What about repair requests from tenants?
That's low risk. Names and phone numbers are hidden, so the AI only sees what's wrong and how urgent it is.
